How much does it cost to sell a home?
A few things you will want to take into consideration when budgeting to sell your home are the costs of staging & prepping, real estate commission, legal fees and potentially, a mortgage penalty.
When is the best time to sell?
If only there was one answer to this question! Historically April, May, September and October have been the months with the highest sold price to asking price ratio. Those months are notorious for some of the fiercest bidding wars in Toronto. December and January are historically the slowest months, but depending on the type of property you own, having fewer competing properties in slow months might be a huge benefit to you. It’s best to discuss the advantages and disadvantages of timing the listing of your home with an experienced real estate agent.
Should I sell before buying?
The answer to this depends on your personal goals and what’s happening in the real estate market. If you’re buying an in-demand property and selling a less desirable one, you’ll likely want to sell before buying. However if it is a fierce Sellers market and demand is greater than the supply you may want to purchase first.
What do I do if I am un happy with my agent?
When you list your home with a real estate agent, you’ll be asked to sign a Listing Agreement. This legal document will outline the price, commission and length of the contract. Typically in Toronto, Listing Agreements are for 90 days. If you agent isn’t performing to your expectations, begin by having an honest conversation with him/her. If that doesn’t resolve your concerns, contact your agent’s Broker of Record – technically your listing agreement is signed with the brokerage and not the agent, and the broker will have the ability to remedy the situation.
What’s my home worth in today’s market?
Your home’s value depends on real, current data — not guesswork. I look at comparable sales, active competition, neighbourhood trends, and the condition of your home to give you a price that reflects what buyers are paying right now.
The goal: maximize your sale price without overpricing and sitting stale.
What should I fix, clean, or upgrade before listing?
Not everything needs a makeover. I focus on high-impact, low-cost changes: decluttering, paint, lighting, small repairs, curb appeal. Anything beyond that depends on ROI. If it won’t make you money, we don’t do it.
Do I really need to stage my home?
In the GTA Staging isn’t a luxury — it’s a competitive advantage. Staged homes consistently sell faster and for more money because buyers shop with their eyes first. My staging partner will tell you exactly what level of staging makes sense for your home during your staging consultation and how to depersonalize the home so that buyers can envision themselves living there.
How much will it cost to sell — and what will I walk away with?
Costs typically include commission, lawyer fees, staging/prep, and potential mortgage penalties. During our listing appointment I can calculate your net proceeds so you know exactly what you’re taking home after everything is paid out.
How will showings work with my schedule, kids, and pets?
Showing windows can be set up so that views happen when you are home. You’ll get plenty of notice, and we organize blocks of showings to reduce disruption. Pets can be crated, relocated temporarily, or managed case-by-case.
